TH Real Estate: JVs can facilitate entry by foreign investors to China’s real estate market.
A report by TH Real Estate, ‘THINK: China’, explains how both foreign institutional investors and local real estate developers benefit from joint ventures (JVs). In 2014, for instance, Carlyle Group formed a JV with China Vanke that will manage nine of the Chinese company’s malls until they are securitised. TH Real Estate notes that some residential developers are forced into mixed-use/retail schemes because of land sale requirements: such Chinese companies represent an opportunity for experienced mall operators that are looking to enter the Chinese market.
