    As we look back on real estate investing in the past year, we're also looking back almost a decade, to the economic crisis that crashed home prices and economic growth across the country. Where we are now has a lot to do with that distant event because the way in which local markets recovered from the crash - or didn't - puts us where we are now.

    A major result of the crash was that 5 million homes (largely through the process of foreclosure) switched from homeownership to rental properties. This didn't happen overnight and in the meantime very few new homes were built.
